Conveyancing Fee Earner

We are seeking an organised and experienced Conveyancing Fee Earner to join our client's busy Residential Property team. The successful candidate will manage a varied caseload of residential conveyancing matters from instruction through to completion, delivering excellent client care and ensuring compliance with firm procedures and regulatory requirements. This role offers clear opportunities for professional development and progression within the property team.
Salary from £32,000 - £40,000 depending on experience
Key responsibilities:
Manage a full caseload of residential conveyancing transactions including freehold and leasehold sales and purchases, remortgages and transfers of equity, ensuring matters progress efficiently from instruction to completion.
Act as the primary point of contact for clients, estate agents, mortgage lenders and other third parties; provide clear, timely updates and maintain high standards of client care throughout the matter.
Prepare, check and exchange contracts, draft and review leasehold documentation and other transaction-specific paperwork; obtain and review title documents, searches and replies to pre-contract enquiries.
Prepare completion statements, request and manage completion monies, liaise with lenders and arrange timely remittance of funds; ensure accurate completion of SDLT/LTR documentation where applicable.
Prepare and submit applications to HM Land Registry using the appropriate digital services; handle requisitions on title and follow up as required to achieve timely registration.
Undertake leasehold specific tasks where applicable, including service charge and ground rent apportionments, management information requests and dealing with managing agents and freeholders.
Maintain accurate electronic and paper file records, complete time recording and billing information promptly, and ensure compliance with the firm’s document retention and risk policies.
Carry out client identity checks and anti-money laundering procedures on new and existing matters, escalating any suspicious or unusual matters in line with firm procedures.
Provide support to more junior staff and assist in training where appropriate; contribute to continuous improvement of team processes and procedures.
Key skills and experience required:
Proven experience as a Conveyancing Fee Earner, Residential Property Solicitor or Licensed Conveyancer within a law firm or conveyancing practice, managing a caseload with minimal supervision.
Practical knowledge of HM Land Registry procedures and digital submission processes, together with a strong understanding of residential post-completion requirements.
Experience preparing completion statements, handling completion monies and liaising with lenders; strong attention to detail and numeracy skills.
Good organisational skills with the ability to manage a varied workload, prioritise competing deadlines and work to tight timescales.
Excellent written and verbal communication skills with the ability to liaise professionally with clients, fee earners, lenders and third parties.
Proactive, collaborative and able to work independently; commitment to delivering high standards of client service and maintaining confidentiality.
Strong compliance awareness including familiarity with AML checks, client verification and maintaining robust audit trails for conveyancing files.
Digital literacy including experience with legal case management systems and conveyancing software.
