Key Responsibilities in Commercial Property Law
- Take responsibility for a wide-ranging caseload of commercial property transactions, including landlord and tenant matters, site acquisitions and disposals, investment transactions, and property finance.
- Draft, review, and negotiate commercial leases, agreements for lease, contracts for sale, licences, and a variety of real estate documentation in accordance with current UK legal standards.
- Deliver expert, pragmatic legal advice to developers, investors, landlords, tenants, business owners, and commercial occupiers at all stages of the transaction.
- Conduct detailed due diligence—investigating title, reviewing searches, reporting to clients and lenders, and resolving any legal or procedural issues that arise.
- Liaise proactively with clients, agents, lenders, solicitors, surveyors, and other third parties to progress and finalise property transactions efficiently.
- Ensure strict compliance with regulatory frameworks, including SRA, AML, and GDPR requirements, maintaining accurate and up-to-date records on the case management system.
- Proactively identify and manage legal risks, providing practical and commercially sound solutions tailored to clients’ objectives.
- Contribute to the property team’s growth by sharing knowledge, mentoring junior team members, and taking part in ongoing training and development activities.
Essential Skills and Experience for Commercial Property Solicitors
- Qualified Solicitor (England & Wales) with proven experience handling a broad range of commercial property matters independently within private practice.
- Comprehensive knowledge of UK commercial property law, including landlord and tenant law, transactional work, and site development.
- Exceptional drafting, negotiation, and analytical abilities, ensuring the provision of commercially-driven legal guidance.
- Demonstrable organisational skills, able to manage a dynamic workload and meet multiple deadlines.
- Outstanding communication skills, delivering clear advice and building lasting relationships with clients and stakeholders.
- IT proficient, with experience in legal case management systems, document management, and Microsoft Office.
