Residential Property Solicitor
Reporting to the Partners and Head of Residential Property, you will join our South London team, manage a varied caseload, and deliver timely, client-focused services while progressing matters to completion in line with firm procedures.
Key responsibilities:
Manage a caseload of residential property matters including freehold and leasehold sales and purchases, remortgages, transfers of equity, new tenancies and lease renewals; take ownership of files from instruction to completion under partner or senior solicitor supervision.
Draft, review and prepare conveyancing documentation and related legal papers such as contracts, transfer deeds, deeds of covenant, assignments, lease variations, completion statements and client correspondence; ensure accuracy and consistency with firm precedents.
Conduct and coordinate pre‑completion searches and enquiries, obtain and review title and Land Registry information, and liaise with clients, lenders, estate agents, surveyors, managing agents and local authorities to resolve title, leasehold or planning issues promptly.
Manage pre‑completion requirements including mortgage instructions, replies to pre‑contract enquiries, client funds, completion monies and pre‑completion notices; prepare completion packs and checklists and ensure post‑completion registrations and filings (for example Land Registry applications and HMRC SDLT returns) are completed accurately and on time.
Provide clear, commercially sensible advice on common residential conveyancing matters such as leasehold complications, service charges, restrictive covenants, rights of way and basic planning considerations, escalating complex legal issues to partners or senior solicitors as appropriate.
Support completion and post‑completion tasks including redemption of existing charges, release of deposit funds, preparation of completion statements, handling indemnity policies and arranging post‑completion correspondence to clients and third parties.
Maintain accurate and up to date client files in the case management system; open, manage and close files in accordance with firm procedures, keep comprehensive file notes and ensure all documentation is correctly scanned, indexed and stored in the document management system.
Key skills and experience:
Proven experience working in residential conveyancing or residential property within a law firm or conveyancing practice, with demonstrable responsibility for a varied caseload of sales, purchases and remortgages.
Strong drafting and proofreading skills with excellent attention to detail when preparing contracts, completion statements and client correspondence.
Practical knowledge of Land Registry processes, Stamp Duty Land Tax (SDLT) procedures and key residential title issues including leasehold matters and commonhold basics.
Excellent communication and interpersonal skills, able to build and maintain professional relationships with clients, lenders, estate agents and third‑party advisers.
Confident user of case management and document management systems and Microsoft Office applications (Word, Outlook, Excel); familiarity with e‑conveyancing portals, document automation and PDF tools is desirable.
Well organised with the ability to prioritise competing demands, manage deadlines and work independently while maintaining a collaborative, client‑focused approach.
Good numeracy with an understanding of the financial aspects of residential transactions, including mortgage mechanics, SDLT calculation and completion accounting.
