Commercial Property Solicitor
We are seeking an experienced Solicitor to join a busy Commercial Property team. The successful candidate will manage own, varied caseload of commercial real estate matters; providing clear, pragmatic advice and transactional support to clients across sectors. This is an excellent opportunity for a technically capable lawyer who wishes to develop their commercial property practice within a modern, supportive law firm.
Key responsibilities:
Act for landlords, tenants, investors and developers on a broad range of commercial property transactions, including grants, renewals, surrenders and assignments of leases, proposed lettings, sales, purchases and property investment matters.
Draft, review and negotiate commercial leases, licences, deeds, transfer documentation and ancillary agreements, ensuring documents reflect commercial objectives and risks are managed appropriately.
Conduct thorough due diligence, review title, prepare and advise on conditional contracts, warranties, indemnities and disclosure matters, and manage pre-completion searches and requisitions.
Liaise with clients, surveyors, lenders, local authorities, insurers and other third parties to obtain information, resolve issues and progress matters efficiently to completion.
Provide clear, pragmatic legal advice on strategy, risk allocation and commercial implications, tailoring guidance to client objectives and transaction complexity.
Maintain accurate matter records on the case management system, ensure time recording is up to date and assist with billing and completion reporting.
Key skills and experience:
Qualified solicitor with 2 years+ post-qualification experience in commercial property law, including transactional experience acting for landlords, tenants, investors or developers.
Strong technical knowledge of commercial leases, landlord and tenant law, property due diligence, title issues and completion mechanics.
Demonstrable experience of drafting and negotiating commercial documentation and managing complex matters to completion.
Confident communicator with excellent drafting skills and the ability to present clear advice to clients and colleagues.
Proven experience of using case management systems and Microsoft Office.
