Residential Property Solicitor - Hybrid
We are seeking a motivated Residential Property Solicitor to join our client's busy team, on a hybrid basis in Beaconsfield. The successful candidate will manage a varied caseload of residential conveyancing matters, providing high-quality legal advice and delivering excellent client service from instruction through to post-completion.
Key responsibilities:
Act for clients on residential sales, purchases, remortgages, transfers of equity and leasehold matters; manage a personal caseload to agreed timescales and service standards.
Provide clear, timely legal advice to clients, liaise with estate agents, lenders, surveyors, local authorities and other third parties to progress transactions and resolve routine conveyancing issues.
Draft, review and approve conveyancing documentation including contracts, transfer deeds, mortgage deeds, SDLT returns, completion statements and applications/forms for registration at the Land Registry; ensure accuracy and use of firm precedents.
Identify, investigate and advise on title issues and other legal risks; escalate complex matters to senior colleagues and propose pragmatic solutions to achieve timely completions.
Carry out client care and anti-money laundering (AML) checks at intake and throughout the matter; ensure files are opened, maintained and closed in accordance with firm policies and SRA requirements so matter records remain audit-ready and compliant.
Oversee and support completion and post-completion procedures including preparing completion monies, issuing completion statements, lodging deeds and applications at the Land Registry, and registering or discharging charges.
Maintain accurate records of time, disbursements and client billing information; assist with cost estimates and fee negotiation to support the commercial performance of the team.
Use and maintain case management and document management systems by updating matter records, scanning and indexing documents and ensuring version control of precedents and templates.
Contribute to team efficiency and continuous improvement by suggesting process improvements, adopting digital workflows and sharing best practice with colleagues.
Key skills and experience required:
Qualified solicitor or legal executive within residential conveyancing; minimum 2 years post-qualification experience in a property practice.
Strong technical knowledge of residential conveyancing including Land Registry practice, SDLT, leases, mortgage documentation and standard forms of contract; ability to handle both straightforward and moderately complex transactions.
Proven ability to prepare and review high-quality legal documents with excellent attention to detail and a high standard of written English.
Familiarity with client care and AML procedures and a thorough understanding of file-opening, maintenance and closing requirements to ensure regulatory compliance.
Proficiency with case management and document management systems and confident use of Microsoft Office; ability to adopt and promote digital tools and workflows.
