Residential Conveyancer
We are looking for a Residential Conveyancer to join our client-focused Beaconsfield property team. The successful candidate will manage a varied residential conveyancing caseload, ensuring efficient progression of matters from client instruction through to completion, delivering high-quality, client-focused service and maintaining compliance with regulatory and firm procedures.
Key responsibilities:
Manage a mixed-complexity residential conveyancing caseload including freehold and leasehold sales and purchases, remortgages, transfers of equity and lease extensions; progress matters to agreed timescales and provide clear, practical advice to clients.
Carry out client care and AML checks at intake; open, maintain and close client files in accordance with firm procedures and SRA requirements to ensure matter records are audit-ready and compliant.
Prepare, review and execute conveyancing documentation including contracts, transfer deeds, mortgage deeds, lease documentation, SDLT returns and completion statements; ensure accuracy and adherence to firm precedents and templates.
Undertake title investigation and review, raise and respond to pre-contract enquiries, deal with searches, planning and local authority requirements and resolve title defects or other issues to enable timely completion.
Liaise with clients, estate agents, mortgage lenders, surveyors, local authorities, solicitors and other third parties to obtain information, resolve issues and manage client expectations through clear, timely communication.
Manage completions and post-completion matters including registration of title, discharge and registration of charges, leasehold administration and distribution of completion funds; submit SDLT returns and liaise with Land Registry as required.
Identify and escalate risks, tax or legal issues affecting transactions and, where appropriate, instruct or consult with specialist colleagues to provide comprehensive client solutions.
Maintain accurate records of time and disbursements, prepare cost estimates, manage matter budgets and assist with billing to support the commercial performance of the team.
Use and maintain case management and document systems; contribute to process improvements, maintain up-to-date precedents and promote efficient working practices within the team.
Key skills and experience required:
Qualified conveyancer or solicitor with minimum 3 years experience in residential conveyancing.
Proven experience handling sales, purchases, remortgages and leasehold matters, with practical knowledge of SDLT, Land Registry procedures and lender requirements; high accuracy and attention to detail are essential.
Excellent client-care and communication skills with the ability to manage expectations and build professional relationships with clients and third parties.
Effective organisational skills with the ability to manage a varied caseload, prioritise competing deadlines and work independently while escalating matters where appropriate.
Experience of supervising or supporting junior team members is desirable, together with a commitment to mentoring and contributing to team development.
Proficiency with case management and document management systems and confidence using standard office IT applications; willingness to adopt and embed digital workflows and firm precedents.
Commercial awareness and a pragmatic approach to delivering client solutions that balance risk, cost and client objectives; demonstrable commitment to delivering excellent client service.
