Residential Property Solicitor
We are seeking an experienced Residential Property Solicitor to join our client's busy, client-focused property team. The successful candidate will manage a varied caseload of residential property matters, provide expert legal advice, ensure compliance with regulatory and firm procedures, and contribute to efficient team workflows and excellent client care.
This role provides exposure to a wide range of conveyancing matters including purchases, sales, remortgages, transfers of equity and leasehold work, and offers hybrid working arrangements.
Key responsibilities:

Act as the primary fee earner on a portfolio of residential property transactions, progressing matters from initial instruction through to completion and post-completion, ensuring timely progression and high standards of client care.

Provide clear, practical legal advice to clients on sales, purchases, remortgages, transfers of equity, leasehold issues and related matters, ensuring advice is documented and compliant with firm precedents and regulatory requirements.

Carry out client identity checks and oversee anti‑money laundering (AML) compliance for matters under your responsibility, maintaining robust audit trails and accurate, audit‑ready case files in line with firm procedures.

Prepare, review and check complex documentation including contract packs, transfers, leases, leasehold enquiries, Stamp Duty Land Tax (SDLT) returns and completion statements, ensuring accuracy and compliance with legal requirements and firm templates.

Liaise professionally with clients, estate agents, mortgage lenders, surveyors, HM Land Registry, local authorities and other third parties to obtain documentation, manage expectations and resolve issues promptly.

Manage client funds and client account transactions, approve disbursement requests where authorised and ensure accurate billing and fee recovery in accordance with firm policies and SRA rules.

Maintain and update electronic case files, recording clear case notes, milestones and actions to support file reviews, audits and smooth handovers where required.

Identify opportunities to streamline processes, update precedents and assist with the adoption of conveyancing technology and workflow tools to support continuous improvement across the team.

Provide guidance, supervision and mentorship to junior colleagues and support induction and training activities to promote best practice within the team.
Key skills and experience required:

Qualified solicitor with experience handling residential conveyancing matters in a law firm or conveyancing practice. Practising certificate and up‑to‑date compliance with SRA requirements essential.

Proven experience managing a varied caseload of sales, purchases, remortgages, transfers of equity and leasehold matters, with the ability to handle complex or non‑standard transactions.

Strong knowledge of HM Land Registry processes, SDLT requirements, leasehold documentation and relevant residential property law and practice.

Demonstrable understanding of AML and client identification requirements and experience maintaining accurate, audit‑ready files and compliance records.

Excellent organisational skills with the ability to prioritise competing tasks, meet deadlines and maintain attention to detail across multiple matters.

Confident and professional communicator with strong interpersonal skills and the ability to build and maintain relationships with clients, colleagues and external stakeholders.
