Residential and Commercial Property Fee Earner
We are seeking an experienced Fee Earner to join our client's combined Residential and Commercial Property team. The successful candidate will manage a mixed caseload of residential and commercial property matters, deliver excellent client care, ensure compliance with regulatory and firm procedures, and contribute to efficient team workflows. This role offers exposure to a wide range of conveyancing and commercial property work including purchases, sales, remortgages, transfers of equity, leasehold matters, commercial acquisitions, disposals and landlord and tenant.

Key responsibilities:
Act for clients on the end-to-end progression of both residential and commercial property transactions, supporting matters from initial instruction through to exchange, completion and post-completion tasks, ensuring timely progression and clear communication throughout.
Prepare, review and execute documentation including client engagement letters, contract packs, transfers, leases, licences, SDLT returns, completion statements and correspondence, ensuring documents are accurate and compliant with firm precedents and regulatory requirements.
Carry out client identity checks and support anti-money laundering (AML) compliance, maintaining robust audit trails and accurate, audit-ready case files in line with firm procedures.
Carry out detailed title reviews for both residential and commercial matters, prepare and respond to pre-contract enquiries, obtain and analyse searches and due diligence information, and advise on title defects and remedial requirements.
Liaise with clients, estate and commercial agents, surveyors, mortgage lenders, HM Land Registry, local authorities and other third parties to obtain documentation, chase outstanding items and manage expectations professionally.
Draft, negotiate and review a wide range of commercial and residential property documents including heads of terms, leases, licences, surrenders, transfers, undertakings and ancillary agreements; identify and advise on key commercial and legal risks.
Prepare and submit registrations and documentation to HM Land Registry using appropriate digital services; handle requisitions on title and follow up as required to achieve timely registration.
Respond to routine client and third-party enquiries by telephone and email, escalating complex issues to senior fee earners in a timely manner and keeping clients informed of progress.
Provide support and supervision to junior team members where required, sharing knowledge of procedures and assisting with induction and training activities; contribute to continuous improvement by identifying opportunities to streamline processes and update precedents.
Key skills and experience required:
Proven experience in residential conveyancing and commercial property within a law firm or conveyancing practice, with demonstrable handling of common transaction types (residential sales, purchases, remortgages, transfers of equity and leasehold matters, and commercial acquisitions, disposals and lettings).
Good understanding of HM Land Registry procedures, Stamp Duty Land Tax (SDLT) returns, leasehold documentation and commercial post‑completion requirements.
Experience drafting and negotiating commercial leases, sale and purchase documentation and related agreements, with the ability to identify and advise on commercial and legal risks.
Knowledge of AML and client identification requirements and experience maintaining audit-ready files and compliance documentation.
Strong organisational skills with the ability to manage competing priorities, maintain attention to detail across multiple matters and meet deadlines.
Excellent drafting, negotiation and numeracy skills for preparing completion statements and handling financial aspects of transactions.
Confident and professional communicator with excellent interpersonal skills and the ability to liaise effectively with clients, colleagues and external contacts.
Proactive, reliable and solutions-focused with a willingness to develop technical knowledge, embrace new systems and support team improvements.
Digital literacy including experience with legal case management systems and commercial conveyancing or portfolio management software.
